We are happy to visit your property to advise you of the rental valuation and discuss the letting of your property including up to date regulations.

Let your property with Sykes Lettings & Property Management

  • Our Tenancy Agreements are drawn up by solicitors specialising in lettings.
  • We are members of the Tenancy Deposit Scheme, registering tenants deposits.
  • An Inventory is produced by a qualified independent Inventory Clerk. This reduces the risk of disputes at the end of a Tenancy.
  • With our Full Management Service, we check your property every 3 to 4 months and report to you.
  • All utilities are transferred into the names of the tenants including the council tax.
  • We collect the rent monthly and transfer into your designated bank account, sending you a statement each month.
  • We arrange any repairs or maintenance issues using our tried and tested local tradesmen who have worked with us over the years.
  • Energy Performance Certificates (EPC) became a legal requirement as from 1st October 2008 and we can arrange on your behalf.
  • If you are an overseas landlord we can advise you on the tax exemption forms needed from the Inland Revenue.

We offer 3 levels of services

1. Full Management

This service includes:

  • Rent Collection
  • Regular Property Inspections
  • Organising and overseeing maintenance where required
  • Day-to-day assistance where necessary

2. Rent Collection only

This service includes:

  • Rent Collection monthly and paying into Landlords bank account.

Please Note: An Administration Fee is payable at the commencement of the Tenancy. This fee includes finding a tenant, advertising, and all associated administration costs. No Fee taken until suitable tenants found.

3. “Tenant Introduction” only

A fee for introduction of a tenant and collection of initial rent and deposit only:

Commissions are due for the entire period during which a tenant is in occupation of the property.

Tenant Credit Referencing

All potential tenants are credit reference checked through a recognised credit verfication service.

Inventory

A detailed inventory is produced on all properties by independent Inventory Clerks

Investment Landlords

Contract terms with reduced charges are available to Landlords letting two or more properties through Sykes Lettings.

On re-letting the property an administration charge will apply towards the costs of finding new tenants, the Tenancy Agreement and updating the Inventory ready for the ingoing tenants.

These charges are subject to review at the discretion of Sykes Lettings in the event that the property shall be considered unusually large or of an unusual nature. Value Added Tax or any other Government Tax or charge that may be levied will be charged in addition to the above fees.

  • Rightmove website – As part of our commitment to ensuring maximum exposure of your properties to potential tenants we advertise on the largest most recognised web property portal in the UK.
  • Shop window – We regularly receive potential tenants and members of the public on our premises and as such we believe in ensuring that we can expose your properties to them.
